Site Cost Table

Distinguishing site attributes:

  • The property is the first lot on the down slope side of the new development area previously used as a quarry and for industrial staging.
  • The site parallels the ridge with panoramic views across Bear Valley to Deer Mountain.
  • The neighborhood connection and feel is judged to be good.
  • The site is quieter and more isolated than other sites along Tongass Avenue, providing more of a suburban library experience.
  • The property has good connections to schools, recreation areas and residential neighborhoods.
  • The Bypass provides winter connectivity.
  • Test excavation has shown the fill to be suitable for simple foundation systems
